200,000 soms per square meter: Bishkek and its suburbs are shaping the upper segment of the real estate market in Kyrgyzstan (infographic)

- The information published by the State Agency for Land Resources, Cadastre, Geodesy, and Cartography concerns the weighted average cost of 1 square meter of real estate for January 2026 and is based on registered purchase and sale transactions.

These indicators are formed based on actual transactions conducted, which can lead to significant fluctuations with changes in the number of transactions in specific areas.

In the capital of Kyrgyzstan, Bishkek, various trends are observed across segments in January 2026. For instance, the average cost per square meter for apartments decreased: in December 2025, it was 126,277.47 soms, while in January 2026, it fell to 107,743.55 soms, representing a decrease of 14.7%.

On the other hand, prices for residential houses in Bishkek increased: from 184,902.37 soms per square meter in December 2025 to 200,029.67 soms in January 2026, indicating a growth of 8.2%. There is also an increase in prices for commercial real estate: December 2025 — 135,542.40 soms/sq. m, January 2026 — 188,226.77 soms/sq. m (an increase of 38.9%). Thus, within the same city, different price changes are observed depending on the type of real estate.

As for the Chui region, in the segment of residential houses, some areas have recorded increases in average transaction values compared to December 2025. For example, in the Sokuluk district: December 2025 — 78,892.40 soms/sq. m, January 2026 — 154,067.76 soms/sq. m (an increase of 95.3%). In the Alamudun district: December 2025 — 75,738.53 soms/sq. m, January 2026 — 143,719.82 soms/sq. m (an increase of 89.8%). The Chui-Tokmok district also shows growth: December 2025 — 76,685.70 soms/sq. m, January 2026 — 128,264.92 soms/sq. m (an increase of 67.3%). In the Alamudun district, the price for apartments also increased: December 2025 — 40,791.87 soms/sq. m, January 2026 — 82,059.03 soms/sq. m (an increase of 101.2%). These changes may be related to differences in the structure of transactions between the months.

Regarding commercial real estate, in January 2026, the highest average values are observed in various districts: Manas district — 410,250 soms/sq. m, Nooken district — 333,704.12 soms/sq. m, Issyk-Kul district — 219,038.30 soms/sq. m. For comparison, in Bishkek, the price was 188,226.77 soms/sq. m. Month-to-month dynamics highlight the Nooken district: December 2025 — 3,052.21 soms/sq. m, January 2026 — 333,704.12 soms/sq. m. The Issyk-Kul district also shows growth: December 2025 — 61,015.72 soms/sq. m, January 2026 — 219,038.30 soms/sq. m. In this same district, an increase in apartment prices was also recorded: December 2025 — 49,577.24 soms/sq. m, January 2026 — 76,161.32 soms/sq. m. For residential houses in the Issyk-Kul district, prices remained nearly the same: December 2025 — 44,047.63 soms/sq. m, January 2026 — 43,062.35 soms/sq. m.

The January report also includes extremely low values for certain types of real estate in some areas. For example, in the Leilek district: apartment — 791.14 soms/sq. m, commercial real estate — 87.90 soms/sq. m; in the Chon-Alai district: residential house — 275.08 soms/sq. m.
