Housing prices in Bishkek and Osh rose faster than inflation in the 11 months of 2025

- According to the State Agency for Land Resources, from January to November 2025, average housing prices in Kyrgyzstan significantly exceeded inflation.

The most noticeable price increase is observed in Bishkek and Osh.

According to the agency's information, in Bishkek in November 2025, the average cost per square meter of apartments compared to November 2024 increased:

The price dynamics throughout 2025 were volatile. A sharp increase in Bishkek occurred in the first quarter, followed by a relatively stable period in the second quarter and the first two months of the third quarter. The largest price increase occurred in September, after which a downward correction was observed in October and November. A similar situation was noted in Osh, but there the growth began earlier — from the third decade of the second quarter. In November, prices in Osh decreased by 1.24% compared to October.

Prices for residential houses also increased significantly. In Bishkek, in November 2025, the average cost per square meter of residential houses increased by 28.9% year-on-year. The highest growth was recorded in the Sverdlovsk district — 38.4%, while the lowest was in the Oktyabrsky district (12.6%).

In Osh, prices for residential houses increased by 40.2% compared to 2024 by the end of 2025.

It should be noted that the increase in housing prices is outpacing inflation: in October 2025, the inflation rate was 9.3%. The main reasons for the price increase are attributed to rising demand, active internal migration, and the rising cost of construction materials.
