At the event, the president emphasized the importance of providing housing to citizens, which remains one of the main directions of state policy. The residential complex "Muras" consists of 39 blocks, 19 of which have already been built. At the current stage, keys to 1,080 apartments were handed over, while previously 986 apartments had been transferred.
According to Japarov, the transfer of new apartments from the State Mortgage Company demonstrates the successful implementation of the country's housing program. He also reminded that the SMC was established 10 years ago with an initial capital of 10 million soms, which has now grown to 87 billion, with the goal of reaching 200 billion soms.
According to the president, in 2025 the company will provide housing for 4,662 families, which is four times more than in 2024. Since the establishment of the SMC, 14,945 families have acquired housing.
Currently, 80,245 mortgage apartments are being built across the country. By the end of the year, it is planned to complete the construction and hand over more than 20,000 apartments in Bishkek, Osh, Manas, Tokmok, Kara-Balta, Karakol, Cholpon-Ata, Balykchy, Naryn, Talas, Batken, and in several districts of the Osh region.
Discussing the accessibility and quality of housing, the president noted the importance of adequate pricing policy. Japarov emphasized that the SMC bases its decisions on careful calculations to help citizens realize their dream of owning a home.
“Apartments are provided to people on the waiting list for housing programs, without a down payment for 25 years at an interest rate of 4% and 8% per annum, which is below the inflation rate,” he noted. In Bishkek and the Chui region, private companies are building housing "turnkey" at a price of $700 per square meter, after which the SMC adds $250 and sells the apartments for $950 per square.
Japarov urged to correctly perceive the pricing policy, explaining that the $250 does not compensate for inflationary losses over the entire term, but such conditions have been created to support citizens. He added that the cost of housing from private individuals would be at least $1,500 per square meter.
The president also pointed out the need to consider the rising prices of building materials, labor costs, and infrastructure development when forming project prices. He assured that in the future, the SMC plans to switch to self-financing and expand the housing stock.
“This year we will allocate about $500 million to the SMC from the state budget for the last time. Starting next year, budget funds will not be allocated. With a capital of 200 billion soms, the SMC will be able to provide housing for people for decades,” the president emphasized.
At the end of the event, Sadyr Japarov handed over keys to the new residents and communicated with them, who expressed gratitude for the attention to housing issues. The president confirmed that the state will continue to work on the construction of modern and affordable homes.
