The President commented on the cost of mortgage housing in Kyrgyzstan

At the event for handing over keys to new apartment owners in the "Muras" residential complex, President Sadyr Japarov shared information about housing prices provided by the State Mortgage Company. He specified that the cost of constructing housing in Bishkek and the Chui region is about $700 per square meter, after which these properties are transferred to the State Mortgage Company.

“The State Mortgage Company adds about $250 per square meter to this price, allowing citizens to purchase apartments at a price of $950. The mortgage terms include a period of 25 years and interest rates of 4% and 8% per annum, which is below the inflation rate in the country,” Japarov noted.

The President added that the amount of $250 is not sufficient to fully compensate for inflation over the entire mortgage period and covers less than 50% of inflationary costs. Nevertheless, according to him, the government intentionally maintains such conditions to make housing affordable for the population.

Sadyr Japarov also pointed out that if citizens were to purchase housing from private developers, the cost per square meter would be no less than $1,500. However, the state mortgage program offers much more favorable conditions for citizens.

He also explained that in the regions of the country, the cost of construction is higher—about $750 per square meter—due to additional expenses for transporting materials, labor costs, and infrastructure development.

The President urged the public to understand the pricing system in mortgage housing and noted that all calculations are made in advance, taking into account the long-term obligations of the state.
