According to the press service of the State Agency for Land Resources, Cadastre, Geodesy, and Cartography, in 2025, housing prices in Bishkek increased by 26.8%. This was confirmed by data on the rise in average prices for apartments and houses in Bishkek and Osh.
According to the agency, the highest price increase was observed in individual-type apartments, where the increase was 21.7%. Apartments of the 105th series rose by 18.9%, the 308th by 17.7%, and the 104th by 17.4%.
In the city of Osh, apartments of the 104th series became more expensive by 26.9%, while the 105th series increased by 24.4%, and private apartments by 11.6%.
The average cost per square meter of residential houses in Bishkek also rose by 26.8%. In the Sverdlovsk district, the maximum increase was 37.11%, while in the Osh region, houses became more expensive by 37.04%.
Interestingly, the rise in real estate prices exceeded the inflation rate, which averaged 9.2% in 2025.
Earlier, Kainarbek Kuluyev, a representative of the International Association of Builders, reported that in 2025, the cost of residential houses in Kyrgyzstan increased by 36%. He noted that in Bishkek, housing prices rose by 26%, while prices for apartments increased by 18.5%. According to him, the number of real estate transactions decreased by 9.1%, however, the overall market volume in monetary terms remained unchanged.
